How lenders assess nurse income
The single biggest issue nurses face is a lender assessing base salary and ignoring everything else. For most nurses, penalties, loadings and overtime are a large part of take home pay, and leaving them out understates your capacity badly.
Lenders on our panel typically treat nurse income like this:
- Base salary: counted at 100 per cent.
- Permanent shift loadings and night penalties: usually counted at 100 per cent where they are on every payslip.
- Weekend and public holiday penalties: commonly counted at 80 to 100 per cent, using a year to date average.

Casual, agency and graduate nurses
Non permanent employment is normal in healthcare and is not the obstacle it once was.
Casual nurses generally need six to twelve months of continuous work, with income averaged over that period. Agency nurses can combine placements across multiple agencies, and lenders will look at the pattern rather than a single employer. Graduate nurses can usually apply on a signed contract with a health service, even inside probation, because the sector's employment security is well understood by credit teams.
Where a lender does hesitate, the usual fixes are a modest deposit, a shorter term, or a joint application with a partner. A guarantor is available but rarely needed for a nurse with twelve months of history.
Novated lease compared with a car loan
Most public hospitals, state health services and not for profit aged care employers offer novated leasing. A novated lease takes the vehicle and its running costs out of your pre tax salary, which can be very effective if you are in a higher tax bracket, and more effective again if your employer is a not for profit with fringe benefits concessions.
A novated lease bundles finance, fuel, servicing, tyres, registration and insurance into one deduction, and there is a residual amount owing at the end of the term. A car loan is simpler, has no employer link, leaves you owning the car outright at the end, and travels with you if you change employers, which matters in a sector with frequent moves.

- Ask payroll for a year to date summary. It is the fastest way to have penalties and overtime counted in full.
